Staging is often misunderstood

Many sellers confuse staging with furnishing. Think of theatre. Staging tells a story and sets a background for the actors.


In your home, successful staging tells a story for your "audience" (qualified buyers) and highlights the features of your home. Just like theatre, a staged room isn't fully furnished. A few chosen pieces strategically arranged with carefully chosen accessories sets a tone and creates a clear and positive walk through experience. We want you "audience" to fall in love with your house.


More imporantly, we want them to visualize it as their new home!


Who's the star? You or your home?

When we market your home with photos and videos, we need to be mindful of who is the star! Are buyers seeing YOUR life - or the home? As an example, a seller I worked with had a magnificent, historic home filled with memorabilia, professional awards, large iconic art pieces. It made a very dramatic impact as you entered the home, but it was hard to focus on the architectural details and design elements of the house.


Emotionally letting go of your home and thinking as a seller is one of the biggest challenges for a successful sale. As we were preparing for the video shoot he finally understood when I commented, "if we were doing a documentary about you this would be perfect! But your house has to be the star." Him mind shifted, we rearranged furniture and artwork to make his home the "diva" of the story.
